Takoma Properties and Red Tiger Investments asked emersion DESIGN to reimagine an aging industrial property into a distinctive property for advanced manufacturing. The design envisions adaptive reuse of an existing 200,000 square feet building with 4,500 amp 3 phase electrical service, high ceilings and large areas of high capacity floor slabs. It capitalizes on an outstanding 14 acre site with an operating rail spur in a location that is becoming even more desirable.
emersion DESIGN provided building concept plans, perspectives for incorporation into marketing materials and a promotional video. The design provided multiple options for a forward looking, highly adaptable and expandable architecture that expresses the high tech activities within and supports the recruitment and retention so critical to enterprise relocation and sustainment.
To assist with the client’s application for a Planned Unit Development application, emersion DESIGN also authored development design guidelines and participated in the presentation to the Zoning Commission. In addition to the higher and better use of the site and increased potential for knowledge worker jobs, the project can set a positive precedent for the redevelopment of the area. The Commission unanimously approved the concept stage application.
