Pepper Construction is a commercial construction giant with $1 billion in annual revenue and five (5) Midwest locations, including its growing Cincinnati office. Pepper purchased the vacant Stearns & Foster Textile Building for its new headquarters and planned a massive and complex renovation. Utilizing an enhanced design-build model, the project team used principles from design-assist and integrated project delivery method to complete the project. The design is consistent with historic preservation standards and requirements and was awarded $4.5 million in State and Federal historic tax credits. The building’s rehabilitation features a 23,000-sf interior fit-out with open offices for collaboration, several conference rooms, and private activity spaces. The original bank vault was turned into a kitchenette with the resorted vault door. The exterior rehabilitation included windows, roof, tuckpointing, a new south entry addition, wrought iron fence restoration, and garage renovation. The site design explored geothermal opportunities, parking layouts, visitor logistics, an outdoor plaza environment for Pepper employees, site logistics for trucks and equipment storage, and covered parking with solar.
